ISE Structural Engineers is excited to announce our latest project: the Olive Park Apartments in Oceanside, California. This ambitious development will deliver 199 units of affordable housing across two four-story buildings, providing much-needed residential options for the community while meeting the highest standards of structural integrity and modern design.

Project Overview

The Olive Park Apartments project consists of:

  • Building 1 – 111 units, 4 stories, approximately 118,660 sq. ft.
  • Building 2 – 88 units, 4 stories, approximately 113,330 sq. ft.
  • Both structures are Type III-A wood-framed buildings featuring sheathed shear walls, wood diaphragms, and conventional reinforced concrete foundations.
  • Interior amenity areas are incorporated into both buildings, providing residents with shared spaces for recreation and community engagement.

Structural Scope of Work

ISE’s scope encompasses the complete structural engineering design and construction administration for both buildings, including:

  • Foundation design: conventional reinforced concrete mat slabs, slab-on-grade with a grid of concrete grade beams, or post-tensioned slab-on-grade systems as determined during final design.
  • Gravity and lateral systems: optimized for cost-effectiveness and code compliance while ensuring long-term durability and safety.
  • Architectural component anchorage: including façade systems, signage attachments, and exterior features.
  • MEP equipment anchorage: providing connection detailing and anchorage for equipment over 400 lbs.
  • Onsite observations: ISE will perform five scheduled structural construction observations to ensure quality control and compliance with design specifications.
  • Coordination with design team: participation in plan check meetings, video coordination calls, and Owner-Architect-Contractor (OAC) site meetings.

Architectural Integration

The design, led by STK:a, Inc., emphasizes a visually appealing and durable exterior. The materials palette includes:

  • One-coat insulating stucco in complementary neutral tones
  • Fiber cement horizontal and vertical siding in contrasting colors
  • Full brick accents
  • Prefabricated metal sunshades and balconies with metal railings
  • High-performance vinyl windows and aluminum storefronts

The buildings’ massing and material transitions are thoughtfully detailed, with precise control joints, trim boards, and color changes positioned for visual cohesion and weather resistance.

Current Status & Next Steps

With the structural engineering contract awarded, ISE is now preparing design development documents and will advance into full construction documents with supporting calculations. This stage will ensure that the buildings meet all applicable codes and performance requirements for the City of Oceanside. Coordination with the architect, civil engineer, and MEP consultants is ongoing, setting the foundation for a smooth permitting and construction process.

Construction administration will follow, with ISE providing responsive RFI handling, shop drawing reviews, and onsite observations to maintain quality and design intent throughout the build.
