The existing fill soils were not suitable for supporting structural loads, requiring the design team to develop a deep foundation system capable of transferring loads to underlying bedrock. ISE designed a network of drilled piers, grade beams, and retaining elements that stepped with the natural slope of the site, creating a stable foundation while minimizing disturbance to the surrounding landscape.

These conditions required close coordination between the structural design and the site’s topography. Rather than forcing the site to conform to the building, the structural system was developed to work with the terrain, creating efficient load paths while supporting the architectural goals of the project.
